What is SZP?
A Special Zonal Plan, commonly abbreviated as SZP, is a detailed developmental blueprint prepared for a specific geographical zone or region within a city or state in India. It is typically formulated by urban local bodies, development authorities, or state planning departments to regulate land use, infrastructure, and growth in designated areas. SZPs are widely used in metropolitan cities and smart city projects where localised planning becomes essential to manage rapid urbanisation, traffic congestion, housing demand, and environmental concerns. The plan outlines permissible building norms, zoning regulations, heritage protection guidelines, and public utility provisions for the selected zone. In India, SZPs operate as a sub-component of the larger Master Plan or City Development Plan and must conform to the regulations laid down under the respective Town and Country Planning Act.
