What is SRT?
A Sub-Registrar of Titles (SRT) is a government official appointed under the Registration Act, 1908, who is responsible for registering documents related to the transfer of immovable property across India. The role of the SRT is critical in maintaining a transparent and legally valid record of property ownership, sale deeds, gift deeds, lease agreements, mortgage documents, and powers of attorney. Each sub-registrar office operates within a designated jurisdiction, typically covering one or more administrative subdivisions of a district, and handles registration after verifying the identity of parties, the genuineness of the transaction, and the payment of appropriate stamp duty and registration fees. The SRT ensures that property transactions are legally enforceable, helping prevent fraud, disputes, and fraudulent claims over land and buildings. In India, this office is often the first point of contact for citizens completing property purchases, executing sale agreements, or recording inheritance matters. The position is recruited through state public service commissions and is a key post in the revenue and registration department.
