Land Zoning Authority
Full Form of LZA
What is LZA?
The Land Zoning Authority (LZA) is a statutory body responsible for the regulation and classification of land use within a designated jurisdiction, such as a city, district, or state in India. In the Indian context, the LZA operates under the purview of municipal corporations, development authorities, or state town and country planning departments. Its primary role is to designate zones for residential, commercial, industrial, agricultural, or recreational purposes, ensuring orderly urban and rural development. The LZA reviews land-use proposals, grants zoning approvals, and enforces building by-laws to prevent unauthorized construction. This authority works in coordination with local planning bodies like the Delhi Development Authority (DDA) or the Bengaluru Development Authority (BDA). The concept of land zoning gained prominence in India after the 73rd and 74th Constitutional Amendments, which devolved planning powers to local governments. For civil services examinations (UPSC, state PCS), candidates often study LZA as part of urban governance and land management topics. The LZA also plays a crucial role in implementing smart city missions and AMRUT schemes. Its decisions impact real estate prices, environmental sustainability, and infrastructure projects across Indian cities.
