What is BUA?
Built-Up Area (BUA) is a standard metric used in Indian real estate to denote the total area covered by a property, including the carpet area plus the thickness of walls, columns, and other structural elements. It is a key term in property listings, sale agreements, and RERA (Real Estate Regulatory Authority) documents across India. BUA helps buyers compare properties, assess usable space, and understand pricing, as builders often quote rates per square foot of BUA. Unlike Carpet Area, which excludes walls, BUA includes them, making it larger. In Indian cities, BUA is typically 10–30% greater than the carpet area.
